The City of Savage is reviewing a request to reduce the rear yard setback requirement for principal structures in the Trout Run Preserve 7th Addition. Currently, principal structures (including homes and attached decks or additions) must be located at least 30 feet from the rear lot line of the property. The proposed changes would reduce that distance to a minimum of 25 feet for all 22 existing homes in this neighborhood.

To make this change, the City of Savage Zoning Code requires the zoning and zoning map to be updated for Trout Run Preserve 7th Addition and rezoning the properties from PMD (Planned Mixed-Use District) to R-1 (Low Density Residential District) with a Planned Unit Development (PUD) overlay. If approved, the properties will be rezoned to R‑1 with a PUD overlay that keeps the same lot standards that already exist and to also allow a reduced minimum setback of 25 feet from the rear lot line of the properties.

The application has been deemed as complete and will require a public hearing with the Planning Commission and final review and consideration by the City Council. Feel free to check back for updates.
