Chestnut Innovations – Proposed Commercial Condominium Project

A commercial condominium project is proposed for development for the 4.53-acre vacant property located at the southeast intersection of Hwy 13 W & Hwy 13 S, north of the Holiday gas station site. The property is zoned C-2, General Commerce District and is guided as for Commercial use in the 2040 Comprehensive Plan. The property is also located in the floodplain (the flood fringe and within the 500-year flooding event) and contains a large wetland.

The request is to replat an existing outlot into one buildable lot, as required through the preliminary and final plat process with a public hearing by the Planning Commission. The existing wetland is encompassed by a drainage and utility easement that will be vacated through a separate process with a public hearing by the City Council. The wetland was delineated, and a new drainage and utility easement is included on the proposed plat. The request is also for the proposed construction of a commercial condominium building which requires the site plan and building design review process.

The 2040 Comprehensive Plan specifically guides this property as Commercial. The proposed use is a commercial use and the use is permitted within the C-2, General Commerce District.

Gravity Investment, LLC is requesting the proposed construction of a commercial condominium building for the property. The proposed one-story building will contain approximately 27,174 square feet of gross floor area, including mezzanine spaces. It will accommodate up to 20 individual, leasable commercial units available for rent, with unit sizes ranging from approximately 853 to 1,817 square feet. Standard units will have minimum dimensions of 20 feet in width by 50 feet in depth. For tenants requiring additional space, adjoining units may be combined to create double units measuring 40 feet in width by 50 feet in depth.
