A Preliminary Plat and a Planned Unit Development (PUD) application have been submitted on behalf of Ensconced Woods LLC (Johnson-Reiland Builders & Remodelers) for the proposed redevelopment of an existing 10.01-acre property located at 9322 Hillsboro Place (PID 263440500). The property is located south of County Road 16/McColl Drive, south of the Oak Bluffs neighborhood, and north of the St. Clair Bluffs neighborhood. The site is at the western boundary of the City of Savage and the eastern boundary of the City of Shakopee. The project includes the proposed demolition of an existing home and the construction of 21 new single-unit residential lots and one outlot, with a proposed density of about 2 units per acre. The property is currently zoned R-1, Low Density Residential District, and is also guided for Low Density Residential (minimum required density of 2-6 units per acre) by the City of Savage's 2040 Comprehensive Plan. The PUD request is to rezone the property to PRD, Planned Residential District, consistent with adjacent Savage neighborhoods.
