A Preliminary Plat and Planned Unit Development (PUD) application have been submitted on behalf of Ensconced Woods LLC (Johnson–Reiland Builders & Remodelers) for the proposed redevelopment of a 10.01‑acre property at 9322 Hillsboro Place (PID 263440500). The site is located south of County Road 16/McColl Drive, south of the Oak Bluffs neighborhood, and north of the St. Clair Bluffs neighborhood, positioned along the western boundary of the City of Savage and adjacent to the eastern boundary of the City of Shakopee.
The proposal includes demolishing an existing home and creating 17 new single-unit residential lots as part of the initial phase, and platting two outlots. One outlot will be re-platted in the future to create three more single-unit residential lots at a later date. The other outlot will be dedicated for stormwater management purposes. If approved, the proposed project will include 20 single-unit residential lots in total.
The property is currently zoned R-1, Low Density Residential District, and is also guided for Low Density Residential (minimum required density of 2-6 units per acre) by the City of Savage's 2040 Comprehensive Plan. The PUD request is to rezone the property to PRD, Planned Residential District, consistent with adjacent Savage neighborhoods.
