A Planned Unit Development (PUD) Amendment is being requested for 32 single-family dwelling lots within the Big Sky Estates 4th Addition on property legally described as: Outlots A and B, Big Sky Estates 3rd Addition, Scott County, Minnesota.

The proposed project is located southwest of 157th Street and Aquila Avenue. The existing PUD approvals include the minimum required finished square feet for ramblers and two-story, single-family homes. The existing PUD approvals do not currently include the minimum required square feet for split or multi-level homes. The amendments being requested are for the homes and lots only in the Big Sky Estates 4th Addition to include: 1) split and multi-level homes shall be required to have the same finished square feet as is currently required for rambler homes; and 2) remove minimum requirements for 75-foot wide or greater lots; and 3) remove “villa lots” as is currently referenced in the PUD. The requests are primarily being made due to the pie-shaped configuration of several lots in the 4th Addition, where the lot width narrows and is not the same at both the front and rear lot lines. The reference to “villa lots” is also unnecessary and provides no additional value or public benefit to the PUD regulations.
